Buy abroad.
Pay like a local.

A property purchase in Dubai, Lisbon or Bangkok runs through the same three steps: receive the funds, convert them, pay the seller in their currency. Most banks make all three slow, expensive and harder than they could be. We make them one account.

Three steps, one account,
nothing stuck in the middle.

01

Receive the purchase funds

A dedicated IBAN in your own name takes the proceeds of a sale, a released investment or a transfer from your existing bank - in GBP, EUR, USD or CAD.

02

Convert on your timing

Hold the balance in the currency it arrived in and convert when the rate works for you. On a property purchase, a few points of FX is a room's worth of furniture.

03

Pay locally, not by wire

Send AED on UAE local rails, EUR across SEPA or GBP on Faster Payments. The developer, agent or lawyer is paid as a domestic transfer.

The money arrives on time,
and you know where it is.

The whole chain, one account

No intermediary bank taking a cut at each hop, and no reconciling three providers to work out what actually arrived.

A large payment isn't a red flag

High-street banks treat a six-figure transfer to the Gulf as a problem to investigate. We expect it - tell us what you're buying and we'll set the account up for it.

Someone who knows the purchase

A named contact who already has the context, so a payment that needs to land before a completion date gets a person, not a ticket number.

For developers & agents

Selling to buyers
who bank elsewhere.

If your buyers are European and your project is in the UAE, Thailand or Indonesia, the deposit is the slowest part of the sale. Dedicated EUR and SEPA account details let a buyer in Munich or Milan pay you the way they pay everyone else at home - and the funds land as a domestic transfer rather than a wire nobody can trace.

What that gives you

  • Collect where your buyers are. Dedicated EUR/SEPA, GBP and USD details, so a deposit is a local payment on their side.
  • Fewer failed deposits. No correspondent bank bouncing a transfer back a week before exchange.
  • Convert once, not per unit. Hold the takings and move them when the rate suits the project, not the bank.
  • Pay your own chain. Contractors, agents and commissions paid out locally in 60+ countries.

The products behind
a property payment.

NxxPay

AED on UAE rails, EUR across SEPA, GBP on Faster Payments - the developer is paid domestically, not by wire.

NxxFX

Hold the purchase funds in the currency they arrived in and convert when the rate works. On a property sum, the spread is the negotiation.

NxxNow

Completion dates don't move. Where the rails allow it, the payment lands in seconds rather than business days.

Questions, answered.

Can I open a UAE account if I don't live in the UAE?

Often, yes. Where there is a genuine UAE business or payment purpose - buying a property there is a clear example - companies and individuals based elsewhere can hold a UAE account. Eligibility is confirmed during onboarding, and UAE accounts involve two additional local forms that your onboarding contact will walk you through.

Which currencies can I pay the developer in?

AED on local UAE rails, EUR across the SEPA zone, GBP on UK local rails, plus USD and CAD. Beyond those, NxxNet pays out locally in 60+ countries, so a purchase in Thailand or Portugal follows the same pattern.

How does the AED account handle currency?

Your balance is held in USD, EUR, GBP or CAD and converted automatically as dirhams arrive and leave. You transact in AED without having to run a separate AED position.

What will you need from me?

A large property payment means source-of-funds documentation - where the money came from, and what it is buying. Our onboarding team tells you exactly what is needed up front rather than asking after the money has moved.

Do you handle the conveyancing or hold funds in escrow?

No. We are the payment and currency layer, not a law firm, escrow agent or property adviser. You keep your own lawyers and advisers - we make sure the money reaches them on time and in the right currency.

Tell us what you're buying,
and where.

We'll tell you exactly how the money should move - before you commit to anything.
